Demolition permits have been filed for 1116 18th Street in Midtown Sacramento. The process will remove an existing single-story warehouse structure to accommodate a future seven-story mixed-use project with 19 apartments, retail, and offices. SKK Developments is responsible for the proposal.

According to revised plans, the 88-foot building will yield 29,500 square feet, with 16,710 square feet for residential use, 3,370 square feet for a ground-level restaurant, and 2,800 square feet for an office footprint. Building occupants will also find access to a 700-square foot outdoor patio to satisfy open space requirements in the city code. Parking will be included for 11 vehicles off-site and 13 bicycles on-site.

C2K Architecture, also involved with the 1.8 million square foot 280 Woz Way and 19-story 8 Almaden Boulevard projects in San Jose, is responsible for the design. The structure will feature sand-color brick and stucco facades above two floors of dark black brick. According to the design review application covered by SFYIMBY this January, the firm explains the neighborhood context connecting the building with the area, writing that “the cornice at the top of the building’s ‘base’ establishes a building datum line which relates to the roofline of the adjacent retail to the south.”

Garth Ruffner Landscape Architect will be responsible for the landscaping.

Located between K and L Street, 1116 18th Street is just a couple blocks away from the Downtown Sacramento border across 16th Street. California State Capitol Park’s Victorian-style World Peace rose garden is three blocks away.

Construction is expected to begin by the third quarter of this year, with completion expected in 2023.
