Construction Progress for 531 Bryant Street, SoMa, San Francisco

Crews have nearly completed the mat foundation for 531 Bryant Street, a six-story addition to SoMa, San Francisco. 531 Bryant is the first new office development to break ground in the city since 2020 and is looking to open by the summer of next year. SF-based Urban Land Development is the project developer.

Handel Architects is responsible for the design, contrasting brushed and patina metal panels with a post-and-lintel exterior to frame the floor-to-ceiling windows. The design concept is evocative of the area’s industrial nature by using solid materials.

The 65-foot proposal will yield 51,408 square feet, with 46,390 square feet for office use and 2,900 square feet for retail and services. 2,780 square feet of usable open space will be opened on-site, primarily from the roof deck with views of the skyline. There will be a large retail spot along Bryant Street, and the micro-retail spaces facing Zoe Street to provide smaller business spaces.

The lot sold in 2016 for $7 million, with the city assessor currently valuing the land at $6.3 million, and the soon-to-be-demolished structure at $1.1 million.

Future employees working from ULD’s property will be a few blocks away from the soon-to-open Central Subway station at Fourth and Brannan. The Central Subway system will connect the Caltrain Station in the city with Chinatown.

  2. Yay! This area of soma could use a few more of these low rise updated buildings. Especially any residential with restaurant space to revitalize some of these underutilized alleyways in SOMA that are currently just parking lots.

  4. Interesting that they are choosing to build office space when the city currently has a glut of unused office space. Seems like a poor choice, but I’m not a developer. 🤷

  5. I think it is great. I like that they are building Office Space in a medium-sized building. I think the glut of office space is temporary. The work at home will gradually change and I will see more return to the office at least part-time, but only time will tell.

    You can hardly go wrong when you design a building with floor-to-ceiling windows. They did a good job designing this building in incorporating that into the feel of the building.

  6. I think the look of the building is incredibly underwhelming, it’s drab and dull. While I do understand the desire for new buildings to match the neighborhood, do we want to maintain that so much that we miss opportunities of the modern era?

    I look at the SF YIMBY editions, which more often than not are drab and dull. Then I look at New York, Chicago, Miami, or L.A. YIMBY’s and the design’s of their buildings are usually breathtaking and represent an exciting city moving toward the future. What are we missing out on and why San Francisco?
