The project proposal includes the development of a three-story mixed-use structure offering spaces for residential and retail uses. The project requires the demolition of an existing one-story building on the site.

The scope of work includes the demolition of the two existing single-story store fronts located on the western portion of the lot and the construction a new three-story mixed-used building. The mixed-use will have a commercial ground floor comprising of two-store fronts and two dwelling units located on the floors above.

Planning Code Section 134 requires the subject property to maintain a rear yard of approximately 25 feet at the second story and at each story above, and at the first story if it contains a dwelling unit. In this case the proposal will not provide a rear yard. Therefore, the project requires a variance. Variance is requested for the reduction of the required rear yard open space at the second and third stories.

No work is proposed at the existing two-story building on the subject lot. A project application has been submitted and is under review. The estimated date of completion has not been announced yet. The property is located in the vibrant Mission District. The neighborhood is a walk and bike-friendly location. The area is well-serviced by MUNI bus lines like 12, 14, 27, 38, 43, 44, 49, and 67.

The bus lines you say serve the site at article’s end, are way, way off. The 38 for example is across town on Geary Blvd. Meanwhile, the 67 passes directly in front of this property and doesn’t get a mention. Editor!
Great that more housing is being created in a transit rich area. Will there be easy accessible secured bicycle parking for the residential tenants?
