New Plans For 1373 Clay Street in San Francisco Could Add Six New Units

New plans released for 1373 Clay Street in San Francisco include details for renovations that would increase the building’s unit capacity by six units. The structure, named the Krabbenschmit building, is owned and developed privately. The plans detail a two-part approach to the expansion, including both renovation and addition.

The first area of change is a renovation to the rear areas of the first floor, adding two of the six new units within the existing building envelope. Changes will be made to existing storage and laundry areas to make space for the new units. Meanwhile, the laundry area will be moved to take over a larger area of the building’s existing mechanical room.

The second area of expansion includes a two-story vertical addition, which would add four more units to the building’s total. Building circulation areas would be extended up to a newly constructed fifth floor, where residents would have access to entry for all four units. Each unit would then extend an additional floor upward internally.

Visually, the first-floor renovations would make very little change to the building’s exterior, but the vertical addition would significantly change its facade presence. Geiszler Architects is currently responsible for the building designs. While the early illustrations do not reveal details on facade materials or finish, their massing shows how the vertical addition is set back from the lower building’s front and broken up into smaller chunks to soften and reduce its visual effect.

The building’s location is in a densely populated area of San Francisco’s Nob Hill neighborhood. The addition of more units is supported by easy access to nearby shops, restaurants, parks, and options for public transportation. However, there is limited parking. The proposal hopes to counterbalance this by adding a new bike storage room to the building’s first floor.
