Conditional Use Authorization has been submitted for the demolition of an existing garage structure and the construction of a new two-unit residential building at 247 Upper Terrace in Corona Heights, San Francisco. The proposal includes constructing four stories over the basement and one vehicular parking. Cumby Architecture is managing the design and concept.

The construction project involves expanding the total units from one to two. A total of two three-bedroom dwelling units will be constructed in the two-unit four-story residential building. The first residential unit will have three-bedroom two-and-a-half bathroom apartments on the second, third, and fourth floors. The second unit will have three-bedroom, two-bathroom apartments on the first floor and basement level. The new building will benefit from an additional 450 square feet of open space on site, for a total of 600 square feet. The total designated residential area is 3,664 square feet. Two bicycle parking spaces and one vehicular parking space are also proposed. The building facade is proposed to rise at 30 feet.

The site is along a winding road on a small mountain. Nearby transit access is offered to MUNI Light Rail via the station at Carl Street and Cole Street. An estimated construction timeline and the completion date is not known.
