Development permits have been filed seeking the approval of a new four-story over-the-basement light industrial building at 2741 16th Street in Mission District, San Francisco. The project proposal includes the demolition of an existing surface-level parking lot and constructing the commercial building. Ridge Capital Investors, LLC is the owner and Perkins & Will is the architecture managing the design concept and construction.

The 40 foot tall building will consist of 81,580 square feet of space for laboratory use. A 45-space parking garage will be provided at the basement level, accessible from 17th Street. The project also proposes a single-story vertical addition to the existing three-story building fronting 16th Street consisting of 7,600 square feet of new laboratory space. Courtyard landscaping would be provided in between the two buildings.

A lot split will be pursued to establish a separate lot for each building. The parking lot will be demolished. The total area of the site is 39,550 square feet. The property frontage overlooks both 16th and 17th Streets; a commercial building at its 16th Street frontage and a surface parking lot at the rear and fronting 17th Street.

The estimated cost of construction is $30 million. The estimated date of completion has not been announced yet.

The property is located in Mission District on 16th street and is well-serviced by MUNI bus lines 9, 14, 22, 27, and 49.

  1. Makes you wonder if the city should make plans to abandon Treat Ave at some point. It’s pretty useless as a street, functioning mainly as a glorified parking lot. Not like the railroad is going to be restored.
