Permits have been filed seeking the approval of new construction at 550 27th Street in Pill Hill, Oakland. The project proposal consists of a new five-story residential building with 40 units. The five-story structure will be constructed off-site and will feature a modular design built over a one-story podium.
Humphreys & Partners Architects is managing the design concepts and construction of the project. Accel Equity V, LLC is the project applicant.
The project site is a lot spanning across an area of 15,000 square feet. The total residential built-up area has a square footage of 50,465 square feet. The residential building will house forty units, three of which are set aside as low-income affordable units. The units are offered as a mix of twenty-four four-bedroom units and sixteen one-bedroom/studio units. 23 on-site parking spaces are also proposed.
The building facade will rise to a height of 57 feet, and the project will use density bonus and waiver to allow that height.
The total cost of the project is estimated at $5,020,000. The estimated date of project completion has not been announced yet.
The project site is located near Merrimac Street and 27th Street in a bike and walk-friendly neighborhood.

Oh dear….
5mil for 40 units? dream on.
hideous. this is not architecture. it’s decoration. and bad decoration at that.
Are the architects laughing at us? Are we at war and this building needs to hide from enemy aircraft? What? That top rendering isn’t even 27th St, it’s the 4300 block of MLK. I went to the architects website; they seem perfectly capable of extruding relatively inoffensive background buildings that don’t look like a sample book fell down on the building model and they just decided to glue it in place. I’d offer them 4 more floors if they’d just pick one material and stop trying to induce seizures in the passersby.
