Plans for developing a mixed-use project have made progression at 3214 24th Street in Mission District, San Francisco. The project proposal includes the development of a three-story mixed-use structure offering spaces for residential and retail uses. The project requires the demolition of an existing one-story building on the site.

CMD Architecture is responsible for the designs.

The scope of work includes the demolition of the two existing single-story store fronts located on the western portion of the lot and the construction a new three-story mixed-used building. The mixed-use will  have a commercial ground floor comprising of two-store fronts and two dwelling units located on the floors above.

Planning Code Section 134 requires the subject property to maintain a rear yard of approximately 25 feet at the second story and at each story above, and at the first story if it contains a dwelling unit. In this case the proposal will not provide a rear yard. Therefore, the project requires a variance. Variance is requested for the reduction of the required rear yard open space at the second and third stories.

As previously covered, a project application was submitted and reviewed. No work is proposed at the existing two-story building on the subject lot. The estimated date of completion has not been announced yet.

The property is located in the vibrant Mission District. The neighborhood is a walk and bike-friendly location. The area is well-serviced by MUNI bus lines like 12, 14, 27, 38, 43, 44, 49, and 67.

  1. This area is lined is incredibly retail rich and lots of transit. I feel there would be pretty big demand for at least 5 or 6 stories. Although I believe the Calle 24 group would oppose anything that looks remotely like gentrification.

    • The larger parking lot to the left of this proposed project looks like a good location for a building with more stories. Larger footprint and 3 to 4 story buildings already next to it.
