A new residential project has been proposed for development at 170 Montclam Street in Bernal Heights, San Francisco. The project proposal includes the construction of a new three-story single-family dwelling.
R Group Inc is the project developer. Winder Gibson Architects is responsible for the designs.
The project site is a vacant parcel spanning an area of 2,010 square feet. Per SB 9 and Ordinance 95-17, the project proposes construction of a new three-story over basement single-family dwelling unit with an Accessory Dwelling Unit (ADU). The residential units will be a mix of four three-bedroom floor plans with 3.5 bathrooms and ADUs. The building will yield a total residential built-up area spanning 3,622 square feet. Usable open space spanning an area of 1,443 square feet will also be landscaped on the site. The units will feature rear terraces.
A project application has been submitted, awaiting review and approval. The estimated construction timeline has not been announced yet. The cost of construction is estimated at $90,5500.
