New site development permits have been submitted for work to begin on a residential project proposed for development at 535 East Santa Clara Street in Naglee Park, San Jose. The project proposal includes the development of a new six-story mixed-use complex offering spaces for residential, commercial and student housing uses. The project site is currently developed with a shuttered restaurant, slated for demolition.

The project site is a parcel spanning an area of 0.436 acres. The project site is located on the Northwest corner of East Santa Clara Street and North 12th Street.

The scope of work for the submitted site development permit includes demolition of an existing 4,300-square-foot vacant building and the removal of one ordinance- size tree and 27 non-ordinance-size trees. The project proposes the construction of a six-story mixed-use project with approximately 3,804 square feet of commercial space.

Next door, a student housing complex is offering rental options.

The project’s open space consists of a 1,237-square-foot courtyard area at ground level and a 2,647-square-foot podium courtyard on the second floor. None of the housing units have private open space. The enclosed garage is accessed via a 22-foot wide two-way driveway from North 12th Street.

    Seems like a textbook example of infill. There are so many low-slung garbagey buildings, empty lots, and parking lots along East Santa Clara Street. This should be San Jose’s Champs-Élysées.

  2. I agree with Frisky M whiskers. We need higher density and more street lightning and crossings. This is where Bart will run through.

  3. Is this an extension/expansion of the neighboring Sparta Student Housing? I remember seeing the site go for sale, but I don’t remember seeing any project proposals.
