A new hotel project has been proposed for development at 200 Rollins Road in Millbrae. The project proposal includes the development of a new five-story hotel to be built as a part of a larger transit-oriented mixed-use complex offering spaces for apartments, retail, and office uses.
Republic Urban Properties and Huntington Hospitality Group have partnered up for the project. ACRM Architects is responsible for the design.
Mixed-Use at 200 Rollins Road via Studio T Square
The scope of work includes the construction of a new Marriott Residence Inn, rising five-stories high and offering 164 rooms. The hotel will yield a total built-up area spanning 7,840 square feet. Additionally, parking for 75 vehicles will also be provided on the site. The hotel building will be a part of the multi-use, transit-oriented development, named Gateway at Millbrae Station.
The project site spans an area of 11 acres. The mixed-use project, Gateway at Millbrae Station, will add 157,000 square feet of office space, 44,000 square feet of retail, and 400 new apartments, of which 100 will be affordable units and 80 will be veteran-preferred residences. The development site is located near the corner of Millbrae Avenue and Rollins Road.
The hotel will be erected next to the Millbrae BART station. The project has been granted a new construction loan totaling $42 million. Total cost of construction is estimated at $95 million. In addition to the construction loan, Republic Urban, Huntington Hospitality, and EB5 Capital have gathered more than $34 million in investments for the project. EB5 raises foreign capital from immigrant investors. The hotel is expected to begin construction by September 2025.
In December 2019, the developer secured $206 million construction loan from U.S. Bank for the residential and office portions of larger mixed-use project. Construction of these portions of the mixed-use is already underway.
