A new project planned in Pacifica begins to move forward with a revised Environmental Impact Report for the site. The project area, located at 570 Crespi Drive, largely consists of a patch of wetlands and requires a detailed environmental review. Raney Planning and Management is responsible for compiling the new report. In terms of ownership, the development area is divided between the City of Pacifica and private property.

The proposed project would involve the removal of nearly all existing vegetation in order to make space for a two-story mixed-use building and two three-story residential buildings, creating a total of 19 new condominium units. However, since the wetlands are an important habitat for animals and an important tool for mitigating sea level rise, housing advocates and environmental advocates may have opposing opinions on the project.

The project’s location in the Linda Mar area is just a minute’s walk away from the beach, with good access to Route 1 for vehicles. The area does not have many options for public transportation, but future residents could look forward to only using vehicles for long-distance travel, with nearby walking access to parks and stores.
