Updated permits and designs have been published for a three-story infill at 3206 Broadway in Oak Park, Sacramento. The recent filing increases residential capacity above the 2018-approved application. IBEX Ventures is responsible for the application.

The 41-foot-tall structure is expected to yield around 24,350 square feet, primarily for housing. Parking will be provided for 21 bicycles. The complex is now looking to include 33 units, including 21 studios and 12 one-bedrooms. Residents will have access to a ground-floor courtyard. Three top-floor units will have private balconies overlooking that open space.

The latest filing proposes having the four units facing Broadway be classified as live/work units, allowing potential “small businesses or artists to rent the unit and provide a storefront along Broadway,” which adds activity to the sidewalk as well as providing housing.

HRGA Architecture is still responsible for the design. While the latest rendering appears more attractive, the overall design for 3206 Broadway remains similar to plans drafted in 2021. The structure will still have three floors of cement plaster or fiber cement panels with wood accents. The lower two floors will include a faux-historicized brick veneer to highlight the ground-floor live/work lofts.

The 0.22-acre vacant property is located along Broadway between 2nd Avenue and 32nd Street, a few blocks away from the Sacramento High School campus and near several retail spots along Broadway. Future residents will be less than twenty minutes away from the State Capitol Park by bicycle, or thirty minutes via transit.

Blossom Capital LLC is listed as the property owner, having purchased the lot in 2021 for $595,000. The site has been temporarily listed for sale twice since 2021, first for $949,000 in 2022, and most recently for a month earlier this year for $749,000. The latest listing was taken down in late May.

  1. It looks like all buildings in California are going to start looking the same.

  2. Hasn’t that always been the case with the exception of a very few places with distinct regional styles (Chicago, SF itself). Drive down the nicer blocks of Sacramento…Say…T Street…and explain to me how this is dramatically different than flatland Berkeley Seattle, or any wood frame city in the midwest ( my Indiana hometown, Fort Wayne, has streets that look just like T Street). National styles have dominated for 150 years.

  3. Build it. This is desperately needed infill housing. Criticizing details of the aesthetics is like complaining about the color of your life jacket as your boat sinks

  4. Let’s hope it actually gets built one day unlike many other building proposals that never make it to completion. Sacramento has a poor track record.
