New building permits have been filed for the three-story apartment proposal at 3500 Broadway in Oak Park, Sacramento. The proposal is looking to replace a nursery with 24 apartments and new retail space. Vrilakas Groen Architects is responsible for the application and design. Planning permits were approved in August of this year.

The 40-foot-tall structure will yield around 16,440 square feet, with 10,900 square feet for housing and 3,230 square feet for retail. The ground-level retail will include a large retail space at the corner of Broadway and 35th Street. Five smaller retail spaces will be added facing 35th Street. For residents, a shared courtyard includes four units with private stoops. Floors two and three will each have ten apartments connected by the inner hallway.
Vrilakas Groen Architects is the project architect. The exterior will be clad with a combination of brick veneer on the lower floors and cement board siding on the setback upper floor. Ground-floor residents will have private stoops facing a shared landscaped courtyard.

The 0.28-acre property is located at the corner of Broadway and 35th Street, across from Diagon Alley and several shops. Demolition will be required for the surface parking and single commercial structure used by Plant Foundry Nursery Garden Center.
Ron Vrilakas of Vrilakas Architects is listed as the property owner. The estimated cost and timeline for construction have yet to be published.
