Plans have been approved for the suburban infill project at 3464 Ambum Avenue in Quimby, San Jose. The proposal will replace one home with four in the center of a residential neighborhood.
VIAM Capital LLC is responsible for the application.
The scope of work consists of Planned Development Rezoning, Planned Development Permit, and a Tentative Map to allow the redevelopment of the project site. The project site spans an area of 2.59 acres. The project requires the demolition of existing residence on the site and the reconfiguration of the parcel to be subdivided into four lots. Plans call for the construction of new single-family residences on each lot.
The residences would range from approximately 5,045 to 6,210 square feet in living area, and be two-stories tall, with a maximum building height of approximately 34 feet. All four residences would each have a private garage ranging from approximately 665 to 925 square feet that would be accessible via the existing private gated driveway connected to Ambum Avenue.
The existing private driveway on-site would be widened, extended, realigned, and converted into a new private street adjoining Ambum Avenue. A total of 39 on-site trees would be removed, of which 23 are ordinance sized.
Construction of the project is estimated to take approximately 14 months to complete. The site is located in an urbanized part of east San José, bound by residences on all sides, and is connected to Ambum Avenue via a private, gated driveway.
