A new SB330 preliminary application has been submitted supporting a residential project proposed along Higuera Highland Lane in San Jose. The project proposal includes the development of a new multi-family residential building offering over 500 units and low-income units.
Community Housing Group LLC is listed as the project applicant.
The scope of work includes the construction of a multi-family residential development with 585 residential units in total including 118 low income units. The total square feet of residential development is 836,550 square feet. The project does not include any nonresidential development.
An SB330 Builder’s Remedy preliminary application has been submitted, pending review and approval. The estimated construction timeline has not been revealed yet.

That’s a *very* odd location for a large multifamily building (or complex). It’s in the hills, so it’s 100% car-dependent, it’s at the end of a single road, so fire evacuation is going to be a challenge (no alternate escape routes) and the road itself is pretty narrow. They will almost certainly be told they’re going to have to fund a lot of road expansion and perhaps a second route in and out. Most areas up in the hills are on septic, not sewer. The road is mostly bracketed by creeks, so there may be environmental and civil engineering challenges. Nothing like this is anywhere nearby. Seems safe to expect a lot of resistance/expensive requirements from County Planning/Roads and Airports/County Fire, to say nothing of the local residents, who probably see a few dozen vehicles a day and aren’t going to be super happy about hundreds.
Maybe this is some kind of “we’ll swap this land for something more suitable” play? Trade the parcel to a McMansion developer for land in the flats?
This has to be a joke, right?
