An SB 330 preliminary application has been filed for a single-family subdivision proposed at 2215-2880 Tennant Avenue in Morgan Hill, Santa Clara County. The project proposal includes the construction of a housing community offering 239 single-family units on a farmland.
Fountain Oaks Ranch LLC is listed as the property owner. Latala Group is the project applicant. Bassenian Lagoni is the project architect.
The scope of work incudes the construction of a residential community offering 222 homes. The project site is a parcel spanning an area of 52.3 acres. Out of the total, 3.6 acres will be dedicated for non-residential uses and related amenities. Out of the total units, 46 units, or 20% of the total units, would be deed restricted affordable to a low-income household.
Parking will be included for 1,400 cars between the private garages and curbside space. Renderings showcase one-story and two-story residences designed in a mix of styles like craftsman, cottage, farmhouse, and Spanish revival. The masterplan will create an inner grid system furnished with six public parks, and a 35-foot setback protecting a segment of Tennant Creek which runs through the property.
The developer uses the Builder’s Remedy provision to sidestep local zoning and build the residences.
As perviously covered, for future residents, the Morgan Hill Train Station is just over three miles away or under 20 minutes by bicycle.
