New documents have been filed with CEQA compiling the required environmental studies for a nearly 16-acre site located near the intersection of Cochrane Road and DePaul Drive in Morgan Hill. The developer High Street Residential is proposing to fill the currently vacant site with 114 individual lots, to be used primarily as single-family residences, with community open spaces. The Environmental Impact Report submitted to CEQA marks an important early step in the project’s eventual development.
Of the 114 individual parcels, the plans indicate 105 will be designated as residential. The universal residence style will be single-family detached residences. The remaining areas would include a 2.27-acre stormwater detention basin, a 0.47-acre stormwater quality management area, and approximately 0.49 acres of common open space for resident use. Each property will include a two-car garage for private use, with a total of 158 street parking spaces available for additional or guest use of the development.

Architecture firm KTGY is responsible for the property layout and designs. Initial drawings depict four primary building floor plans, each with multiple exterior facade designs, providing both functional and aesthetic variability to the various properties. The buildings all share a relaxed, timeless design, with gradual peaked roofing and classic facade materials ranging from stucco and masonry to wood siding. Coloring of the facades is generally muted with pale greys, browns, and off-white dominating, and the few accent colors are kept light and unobtrusive.

The site’s location is immediately adjacent to a freeway entrance onto Highway 101, providing easy vehicle mobility for residents commuting, shopping, or other transportation needs. The greater surrounding area is largely suburban, with other similar residential areas mixed in with parks and commercial properties. The new development would help fill currently unused space in the area without significantly changing or deviating from the local culture and aesthetic.
