Proposal to bring a new mixed-use building into fruition is making progress for a parcel located at 1326 Powell Street in San Francisco. The project proposal calls for replacing a two-story structure with an eight-story mixed-use project between Broadway and Pacific Avenue in Chinatown, by the neighborhood’s northern edge.

Cafe-owner Mahmoud Larizadeh is the property owner and the project developer. AXIS/GFA Architecture + Design is responsible for the design.

The scope is to demolish the existing structure and construct a six-story-over-basement, approximately 20,045-square-foot, mixed-use building. The project will include 26 dwelling unit SROs and 2,002 gross square feet of ground floor commercial space. Unit sizes will range, with 11 studios, seven one-bedrooms, four two-bedrooms, and two three-bedroom units. The mixed-use will rise to a height of 88 feet.

As previously covered, residential amenities will include a top-floor roof terrace spanning 627 square feet and an amenities room on the sixth floor beside a smaller outdoor deck. Façade material will compose of exposed concrete, plaster, painted wood siding, and metal finishes.

The project was originally proposed in 2019. The project itself remains unchanged since it was schematically revised in 2023. Larizadeh purchased the property in November of 2015 for $1.625 million, according to city assessor records. The construction job is expected to cost at least $4 million and last 18 months from groundbreaking to completion.

  1. Say no more. A very reasonable upsize for the lot.

  2. More housing in a transit available area is great. Hopefully there will be a secured bicycle parking will be included.
