Project permits have been filed to rebuild the fire-damaged warehouse at 69 Bluxome Street in SoMa, San Francisco. The over century-old warehouse was red-tagged after a fire burnt down the facility and former offices of the Local Brewing Company in 2022. The latest plans aim to reconstruct the commercial space alongside a new rooftop apartment.
The Luksich Family is listed as the current property owner. Nelson Luksich is currently the CEO of the Capitol Electric Construction Company. City records show the property was sold on February 29th last year for $6.05 million. The plans include minor expansion of the overall floor area to accommodate the three-bedroom rooftop unit. The height will increase marginally from 33 feet to 42 feet tall, though the street-facing parapet will be mostly unchanged.

D-Scheme Studio is the project architect. Illustrations show the iconic brick facade of the historic warehouse will remain mostly unchanged, aside from new retail entrances and the removal of a second-floor Juliet balcony. The rooftop residence will be set back from the street, with a private balcony with views of the skyline. The side wall of the residential addition appears to be articulated with a mix of wood veneer and cementitious panels, a bit of an odd choice for a wall outside of public view, given that facade articulation is often employed to make buildings appear more human-scale for the public.

The property is located along Bluxome Street between 4th and 5th Street, across from the vacant lot formerly occupied by the Bay Club tennis facility. The vast open space was expected to become a two-tower office complex jointly developed by Alexandria and TMG Partners, with Pinterest as the anchor tenant. The project block is adjacent to the San Francisco Caltrain Station.
According to the project application, construction is expected to cost nearly $1 million. The timeline for work has yet to be shared.
