SteelWave has proposed a 144,500 square foot development on the Alameda-Oakland Estuary waterfront, in Alameda. The proposed building is to be used for laboratory and life sciences. The project is located on the old Alameda Shipways site that has sat vacant for years. The plan replaces a previous residential project proposed by SteelWave in 2018 on the same site. The new project will be designed by MBH Architects.

The project will consist of a split three and four-story building, with the address at 1200 Marina Village Parkway. The total building height will reach up to 71 feet for the central tower. Exterior renderings reveal a textured concrete façade with stained concrete and metal panel elements.

The former shipyard grounds will be rehabilitated into park areas, continuing the bay trail along the waterfront of the property. Meanwhile, the existing historic head houses will also remain, a change from earlier proposals that would have removed them.
The project will create 221 vehicle parking spaces and 29 bicycle parking spaces. The building’s location on Marina Village Parkway will also give it close access to several bus and transit lines.

Cool, hope they build it. Life science is a bit soft right now but in a 3-5 years, hopefully it will be solid again. It would be good to have some high paying jobs without leaving the island.
