Preliminary Permits For 3625 Fong Ranch Road in South Natomas, Sacramento

Preliminary permits have been filed for an amended residential project at 3625 Fong Ranch Road in South Natomas, Sacramento. The proposal, dubbed the Russell @ Truxel, is now expected to contain just 119 affordable apartments and around a hundred single-family homes, far less than the over five hundred apartment units anticipated two years ago. Anton Development Company is the project developer.

The latest application is specifically for the 119 apartment units to occupy just 3.58 acres of the 22.8-acre master plan. Development will construct two four-story apartments and a two-story amenity center. Construction will yield around 150,740 square feet, including 110,140 square feet and 5,600 square feet of amenities. Unit types will vary with 56 one-bedrooms, 30 two-bedrooms, and 33 three-bedrooms. Parking will be included for 214 cars and 72 bicycles.

Of the 119 units, 118 will be designated as affordable to low-income households, and one unit will be for the on-site property manager.

Architectural Design Collaborative is responsible for the design. Illustrations show a familiar contemporary style, the four-story structure wrapped with variations of exterior plaster, board and batten siding, and flat panels to visually break up the massing.

The property is a large empty lot bound by I-80, Fong Ranch Road, Truxel Road, and the Natomas High School campus. Future residents will be close to the Fong Ranch Park.

The estimated cost and timeline for construction have yet to be established.
