Notice of Preparation Submitted for Multi-Unit Building in Downtown Berkeley

Documents were submitted to CEQA for the preparation of an Environmental Impact Report on a planned project at 2036 Bancroft Way in Berkeley. The proposed project would involve the partial demolition of the site, including two residential structures and an office building annex, to make way for a new eight-story residential project.

The new residential project would include 87 for-rent units, a 79 net increase from the existing site. The project applicant is using the rules for Senate Bill 330 to justify the increase and other site changes. In accordance with those regulations, six of the newly constructed units will be rented at below market rate.

The existing site will be redivided into two parcels, with the new apartment building at 2036 Bancroft and the preserved Corder office building on its own parcel. The Corder building is currently listed on the National Registry of Historic Places, and it will not be included in the project outside the removal of its unlisted annex building and skybridge.

Early illustrations for the new apartments show a rectangular building with a flat façade offset by vertical insets. Grey window frames will contrast with variegated material colors to create a dynamic visual appeal.

The building’s location is just south of Berkeley’s downtown city center, with multiple similarly high buildings placed nearby. The property is within an easy 6-minute walk of the Downtown Berkeley BART station and has easy access to multiple bus transit options. Future residents will have great access to the shops and restaurants of Downtown Berkeley, and the site is an easy commute from the UC Berkeley Campus.
