Updated renderings and plans have been shared with YIMBY for 2800 Telegraph Avenue in South Berkeley, Alameda County. The proposal seeks to replace a single-story commercial structure with a six-story student housing complex. The developers are Avi Forman, principal of Via Design Build, and Noah Lazarus, principal of Elmwood Capital.

Via Design Build is also the architect of record for the project. Renderings for the new design show a dark brick-veneer facade above the illuminated glass-wrapped ground floor. The exterior will be broken up along Telegraph, serving as an aesthetic focal point while also conforming to the trapezoidal parcel shape.

The six-story structure is expected to produce 17 units averaging around 1,000 square feet each. Apartment sizes will include four- and five-bedroom options. Each apartment includes in-unit washer and dryers, two full bathrooms, a kitchen, dining area, and living room. Residential amenities will include a fitness center, bike room, and rooftop deck with panoramic views across the Bay Area.

The roughly 0.1-acre property is currently occupied by the Karim Cycle shop at the corner of Telegraph Avenue and Stuart Street. The property is one block from Willard Park and a few blocks away from Berkeley Bowl.

Construction is expected to begin in the spring, according to the project team, with move-ins as early as July 2028.

  1. Annnnnnnd, it’s ugly.

    Gosh, why is it so damn hard to just use one material type and lets the architects go from there?

    So glad we BROKE UP THE FACADE. We almost had a handsome building.
