A new proposal could bring 30 units of townhome-style housing to the South Bay city of Sunnyvale. The site located at 1313 South Wolfe Road would span an area currently occupied by a Wendy’s, its parking lot, and an area of unoccupied space. Developers at 4Terra are hoping to convert the low-density commercial and unused space into 29 new residential units.
The unit’s current proposal is for 29 new units divided into six main buildings, along with a single live-work unit to be included separately. The building designs include a proposed height of 40 feet and a higher density than the location is currently zoned for. The applicants are using the State Density Bonus Plan to help qualify these changes. As a result, the site will include four income-restricted units.

Kava Massih Architects are responsible for the site designs. Their planned layouts will vary across buildings, with buildings one to three sharing a similar style, buildings five and six sharing a secondary style, and building four holding the single live-work unit. Rooftop design will also vary, with some units having inverted peaked roofs and others having flat top roof garden spaces. However, all plans will maintain a consistent modern design with flat cement panel facades and wood siding accents.

The development location is just off El Camino Real, putting future residents in close proximity to various retail and commercial offerings. While public transportation options to the site are limited, the plans include two car garages for all units to help meet transportation needs.
