The environmental review process is beginning for the redevelopment of a 38-acre business park into nearly 800 dwelling units in Milpitas, Santa Clara County. The project, dubbed Murphy Village, is a master plan with a mix of detached homes, townhouses, and an apartment complex. Toll Brothers is the project sponsor.
The overall plan for Murphy Village aims to add 791 residential units and private open spaces across 300 lots for the 38.5-acre site. This includes 174 single-family detached homes, 381 townhomes, and 236 units in the five-story apartment complex.
Further information about the architects has not been shared. The landscaping program includes a mix of parks, paseos, and open space. This includes a community park, outdoor dining spaces, a potential 3,000-square-foot retail space, and a bicycle maintenance paddock. The multi-family apartments will include a podium-top courtyard and entry plaza. The commercial space is expected to be occupied by a future cafe, wine bar, bookstore, and/or a food truck vending area.

The City of Milpitas will be accepting public comment to help inform the Environmental Impact Report. For more information about how to participate, visit the city website here.
The massive campus is located along Tasman Drive, close to Coyote Creek and the city border with San Jose. Construction is estimated to start in late 2028, with completion as early as 2032.
