Preliminary permits have been filed for a potential multi-house development at 1631 5th Street in West Berkeley, Alameda County. The application seeks to subdivide an existing narrow parcel to produce four single-family houses on a currently vacant parcel close to the retail-rich stretch of Fourth Street. The City of Berkeley is listed as the current property owner.
The application invokes Senate Bill 684 to streamline the approval of the lot subdivision and unit capacity, and the Middle Housing Zoning program rules, which aim to ‘make it easier to build smaller multi-unit residential buildings’ according to the city.
The property was purchased by the Berkeley Redevelopment Agency in the 1970s using the Community Development Block Grant Funds. Earlier this year, the city received an off-market offer to purchase the property and is currently considering the action.
The vacant 0.13-acre property is located along 5th Street between Cedar Street and Virginia Street. The site is a block away from the retail-rich 4th Street, and four blocks from the Berkeley Amtrak station.
The estimated cost and timeline for construction have not yet been shared.
