Permits were filed to subdivide and redevelop a small residential lot at 1311 Derby Street in Berkeley. The current single-story house would be changed to a new three-story home and a new two-unit duplex. The lot’s land area would be subdivided to accommodate separate parcels for each of the buildings. Further design details have not been disclosed yet.
The proposal appears to be brought by the private owners of the existing house and land. If approved, it would mean a significant increase in both building scale and density for the site, rising two stories higher than the current property and more than doubling the interior square footage.
The site is located in a quiet residential area of Southwest Berkeley. Future residents would be a single block’s walk from the nearby San Pablo Park, with easy access to transportation options along both San Pablo Avenue and Sacramento Street.
