Property Sold, Permits Filed for 3206 Broadway, Oak Park, Sacramento

Updated permits have been filed for a proposed mixed-use development at 3206 Broadway in Oak Park, Sacramento. The project would fill a vacant parcel with a three-story structure, contributing 21 new apartments to the neighborhood. HRGA Architecture is responsible for the design.

The development, dubbed Oak Park Place, was first submitted for a design review in mid-2018 by Villa Cruz Development. The 42-foot tall structure will yield 21,770 square feet, with 11,200 square feet of residential use, 2,030 square feet for ground-level retail, 1,560 square feet for a courtyard, and 3,820 square feet for parking. Of the 21 total units produced, there will be 13 studios and 8 one-bedroom units.

HRGA Architecture’s design features a black brick veneer, an oak accent panel, fiber cement, and three hues of cement plaster cladding. Describing their work, HRGA writes, “the design of the building seeks to integrate itself into the industrial character of the neighborhood through the use of simple materials and form. The materials include gray brick, cement plaster, and metal railings and canopies.”

Construction is expected to cost around $4.5 million. The building’s design review files were approved in September of 2018. The property sold in April 2021 for $595,000. The property is around fifteen minutes away from the city center by bicycle.
