A new affordable residential project has been approved at 6541-6543 Regional Street in Dublin. The project proposal includes the development of a residential complex with apartments reserved for seniors, replacing a  single-story commercial building on the site. The Planning Commission approved the Site Development Review Permit on November 23, 2021.

Nonprofit entity Eden Housing is the project developer. Bar Architects is responsible for the design concepts.

The project site is a parcel spanning an area of 1.33 acres. The project will bring 113 residential units; 112 below-market-rate apartments and one manager’s unit. The apartment complex will rise to a height of five stories and the apartments will be a mix of studios and one-bedrooms. People aged 62 and older earning between 20% to 60% of the area’s median income will be eligible to apply for an apartment.

Because the project is within a half-mile from a BART station, it qualifies for a State Density Bonus Law incentive that allows for a reduced number of parking spots. Eden said there will be 57 parking spaces in the building for residents — or about one space for every two apartments — which concerned a couple of planning commissioners.

The housing complex will also feature outdoor common areas on the ground floor, including a lounge and event space connected to an indoor community room with a kitchen. There are also plans for a synthetic turf sports area outdoors, a pet area and a garden.

The building will also have four outdoor terraces on different levels, each with a unique theme and plant palette. The terraces will include an orchid garden, a scent garden, a perennial garden and an edible garden. Construction is expected to commence in late 2023, and build for about 22 months, finishing the building around August 2025.

The housing project secured more than $8million in local and state funding. The project site is located in downtown Dublin, near the West Dublin/Pleasanton BART station. The residential complex will be a vibrant and dynamic area, offering a wide array of opportunities for shopping, services, dining, working, living, and leisure.
