The formal planning application has been submitted for a four-story affordable housing complex at the corner of Central Parkway and Byrne Street in Dublin, Alameda County. The project, dubbed Eden at Francis Ranch, would add 78 units to the larger suburban enclave developed by Trumark Homes. Eden Housing is the project sponsor.

The roughly 50-foot-tall apartment complex will add 78 apartments, including 77 affordable units and one manager’s unit. This includes 20 units for households with intellectual and developmental disabilities. Parking will be included for 81 cars. The developers invoked the State Density Bonus law to streamline approvals and increase residential capacity beyond base zoning.
KTGY is responsible for the design. The exterior will feature cementitious lap siding, stucco, stone veneer, and metal awnings. Residential amenities will include an outdoor courtyard, bicycle parking, a fitness center, and a community room.

The two-acre property is located at the corner of Byrne Street and Central Parkway, adjacent to a recently opened public park within Francis Ranch. Francis Ranch is a 165-acre suburban development developed by Trumark Homes. Full build-out is expected to include 573 single-family homes, with much of the site already completed.
The estimated cost and timeline for construction have not yet been shared.
