Remodeling has been proposed for the building located at 5301 Patrick Henry Drive in Santa Clara. The project proposal includes the remodeling of the existing single-tenant office, research, and development building for new labs, offices, storage, and research development. Plans also call for exterior improvements including loading area, utility space, and exterior patio.
Hines Global purchased the property from Crown Realty & Development for $68 million in 2021.
The project also proposes improvements to the existing parking lot to now include new EV charging stalls, along with some landscape and irrigation upgrades. The interior remodeling will span across 43,807 square feet of space. Exterior improvements will remodel spaces spanning 1,866 square feet.
The single-story, 129,200 square-foot building is located in the center of Silicon Valley. The property’s location is less than a half-mile from the VTA Light Rail and within one mile of the ACE Train, providing rail access throughout Silicon Valley and a large portion of the Bay Area. In addition, the location is less than a 10-minute drive to Mineta San Jose International Airport with convenient access to Highway 101, Interstate 880 and California State Route 237.
