A site development permit has been filed seeking the approval of a residential project at 905 North Capitol Avenue in Alum Rock, San Jose. The project proposal includes the development of a mixed-use project offering residential, office, parking, and open spaces. Plans call for the demolition of an existing single-family residential building and two accessory structures on the site. Removal of 10 ordinance-sized trees and 24 non-ordinance-sized trees is also requested.

Yoneda Enterprises LP is the property owner. KTGY Architects is responsible for the design concepts.

The project site is divided into two parcels and spans a total area of 3.5 acres. Parcel 1 spans an area of 2.12 acres. As previously covered, the project proposal includes the development of a seven-story building offering 345 apartments and office space spanning an area of 3,000 square feet. One level of underground parking will also be developed on the site.

The permits also request the removal of 6 ordinance-sized trees and 2 non-ordinance-sized trees. Parcel 2 spans an area of 1.35 acres and is sub-divided into four lots. The proposal includes the construction four three-story townhouse buildings. The townhomes will offer 8 units each and a two-car garage. Access
to the two-car garages will be provided from two separate alleys via Penitencia Creek Road. Two surface parking spaces are provided on a small surface parking lot accessed from Kestral Way and three surface parking spaces are provided at the end of the two alleys.

The proposed common outdoor areas for the apartment units consist of two podium-level courtyards located at the center of the project site and at the southwest end of the building. The primary access to this building would be from a driveway along Penitencia Creek Road.

A review meeting has been scheduled for June 29th at 9 AM, details of joining can be found here. The estimated construction timeline has not been announced yet.

The building is twenty minutes away from the Berryessa BART station on the 61 bus line. The city’s VTA light rail runs along North Capitol Avenue, with a stop one block from the development site.
