Construction has topped out for phase two of IDENTITY Logan Park, an eight-story residential infill at 2370 Shattuck Avenue in Downtown Berkeley, Alameda County. While crews work to build the 69-unit structure, leasing has started for the 135 units in phase one, including the replacement Chase Bank at the corner of Shattuck and Durant Avenue. The Austin Group and CA Ventures are the project developers.
The project has replaced two single-story commercial structures occupied by a Chase Bank branch, a couple of local restaurants, and a Staples store along the city’s primary commercial artery.
For phase two, the 84-foot structure will span 82,240 square feet with 5,010 square feet of street-level retail and 60,020 square feet for residential units ranging in size from studios to three bedrooms. The additional structure will feature a more dynamic metal-clad facade, with both corners of the street-facing wall featuring private open-air balconies.
Of the 69 apartments, six will be priced for low-income households. Parking will be included for 30 vehicles and 75 bicycles. Residents will benefit from shared amenities at full build-out, including a fitness center and yoga studio on the second level connecting to two open-air courtyards in phase one, an amenity lounge, a sky lounge with a kitchenette, a game zone, and a community courtyard in phase two.
Niles Bolton Associates is the project architect, with design consultancy from Johnson Lyman Architects and interiors by Vara Design. The podium-style design will resemble phase one, clad with metal panels and stucco punctuated with floor-to-ceiling windows. Thomas Baak and Associates is the landscape architect.
West Builders is the general contractor. Move-ins are expected for phase two by August of 2023.
