A new residential project has been approved for development at 215 Skelly in Hercules, Contra Costa County. The project proposal includes the development of 40 single-family residences. The project site will be divided into seven separate parcels.
R3 Studios is responsible for the designs.
The project proposes the subdivision of the approximately 7.44-acre site. Plans call for the construction of 40 single-family residential lots. The residential lots range from approximately 3,983 square feet to 6,880 square feet. The proposed units will be comparably sized to the surrounding residential lots, with residences located to preserve neighbor privacy. Each proposed residential unit would have a landscaped front yard including street trees, accent trees, ground cover, and shrubs.

Residences will all be two stories; the maximum height of each single-family home will be 26 feet and 9 inches. Residences will feature three different architectural styles. Several fences, ranging in size from 3 to 6 feet tall, are planned between lots, and along the rear property lines throughout the project site.Development of the proposed project involves the removal of approximately 76 existing trees, existing vegetation, and existing structures currently on the project site. The site currently contains a single-family residence, 58 horse paddocks, a permitted 2,400-square-foot storage building, miscellaneous outbuildings, and a large metal clad shed.

Construction of the proposed project is expected to start in October 2023 and to conclude in October 2024. The site is bound by single-family homes to the north and east; Pinole Creek and two single-family homes located on separate lots to the west; and the Burlington Northern Santa Fe rail line to the south.
