The project team has announced that the Notice to Proceed was granted for affordable senior housing at 10 Irwin Way in Orinda, Contra Costa County. General contractor Brown Construction said work is expected to start soon on the 53-unit hillside facility. UrbanCore Development is the project sponsor.

Once complete, the 51-foot-tall structure is expected to yield 72,600 square feet, with 38,890 square feet for housing and 13,760 square feet for the 32-car garage. Of the 53 units, there will be 52 affordable senior apartments and a caretaker’s unit. The senior units will include 33 one-bedrooms and 19 two-bedrooms.
Affordability will range from 8 very-low-income households, 30 low-income households, and 13 moderate-income households. Residential amenities will include an on-site community room, a garden, various roof decks, two offices, a crafts room, a computer room, bicycle parking, and landscaped open space.
Dahlin Group is the project architect, working with Orinda-based landscape architecture firm Jett. Illustrations for 10 Irwin Way show a podium-style apartment complex obscured by trees, with a mix of facade articulation and a color palette that further reduces the visual impact of the massing. Each unit will include an open-air balcony. Facade materials will include cementitious siding, wood-look panels, and metal mesh screens.

The 1.38-acre lot is occupied by several trees between the Orinda Community Church and the Orinda Senior Village. Future residents would live close to Orinda Community Park, which hosts the local Farmers’ Market, as well as a Safeway grocery store, shops, and several restaurants.
Financing was closed by UrbanCore Development Services on August 12th. UrbanCore joined the team in 2024, working in collaboration with City Community Capital and Concore Development Group.

Don’t seniors drive cars? No car parking? I guess the seniors can ride their bicycles to the BART station. No public transportation in Orinda, either. Yikes.
Per the previous SFYIMBY article about this project, there will be 32 parking spaces for the 53 units. Fortunately, it’s located just off Orinda’s main commercial corridor, complete with Safeway, a variety of other retail, community center, library, park, and farmers market. Also, it turns out Orinda does have transit after all – BART is just over a half mile away and there’s a bus stop on the corner.
Maybe we can somehow add to the subsidies, cut the number of units and eliminate the lower income apartments so we can provide more precious, precious parking?
You have left out how this construction project is displacing The Orinda Pre School (TOPS), one of only two preschools in orinda which is over 80 years old. It will take away the children’s playground and the construction effects are so dangerous for the children. Many people protested the construction site but the city mayor steam rolled the approval.
Highways, drive-thrus, and gas stations also pose risks to children’s health.
“Construction effects are so dangerous for the children…” Are these the first kids to ever exist? Oh, how in the world will the children survive a couple of trucks and some noise?!?!
Before being the tell-all spokesperson for kids, maybe be in touch with things they like. Touch a truck; those little minds go crazy climbing in and out of a steamroller, seeing a dump truck move, pushing the horn. NIMBYs are so out of touch with reality. Plenty of golf course space in the heart of the city. Maybe try protetsing that private land devlopemnt.
