New building permits have been filed for the approved five-story development proposed at 2323 San Pablo Avenue in Hoover-Foster, West Oakland, Alameda County. The project proposal includes the development of a mixed-use offering spaces for residential and retail uses. Plans call for the redevelopment of the existing single-story structure on the site.

The Oakland-based architecture firm Dinar and Associates is responsible for the application.

The project site is a parcel spanning an area of 5,500 square feet. The new building will rise to a height of 58 feet and yield a total built-up area spanning an area of 21,000 square feet. Out of the total square footage, area designated for residential use is 17,820 square feet, 500 square feet for retail, and an unspecified area for the ground-level garage. Parking will be included for 16 vehicles and 17 bicycles. Unit sizes will range from twelve one-bedrooms and four two-bedrooms. An additional 500 square feet of new landscaping will be included for residents.

As covered previously, out of the 16 units, one unit will be offered below-market rate for a household with an extremely low income, earning around 30% of the area’s median income. Making the project an affordable housing project, the proposal benefits from a 25% density bonus.

Renderings showcase a façade flaunting bay windows. Terraces and a fifth-floor setback for a larger deck are also proposed.

The location is serviced by several AC Transit lines moving between the city and Berkeley. Residents will also be five minutes away from the 19th Street Oakland BART stop by bus.
