A new planning application has been filed to revise permits for a 13-story residential tower at 655 Geary Street in the Tenderloin, San Francisco. The application will remove the car parking for the 2018-approved project, reducing the overall development price and promoting public transit. Weiya Noble of Geary Place LLC is listed as the property owner.

Demolition and new building permits had been filed and then withdrawn in 2013 for a 13-story residential tower with 35 homes. Second new building permits were issued in 2018 for a 13-story tower with 52 homes.

The current 139-foot plan will yield around 60,980 square feet, with 60,440 square feet for housing and 540 square feet for retail. Of the 52 apartments, six will be designated as affordable. Unit sizes will vary with ten studios, 24 one-bedrooms, 17 two-bedrooms, and one three-bedroom. Parking will be included for 58 bicycles.

ED2 International is the project architect. The narrow infill will rise above from the ground level with two bay windows on the north and south exposures. A carve-out of the west exposure will provide a light well for lower units. Amenity decks will be included on the 12th floor and rooftop.

The property is located along Geary Street between Leavenworth Street and Jones Street. Construction is expected to cost around $20 million. City records show the property last sold in 2005 for $2.75 million.

    er..because this is the edge of the Tenderloin and is a step towards shrinking the Tenderloin?

    No, why would anyone want to live in the Tenderloin without a car. MUNI is not safe, and it’s too dangerous to walk around at night. Good luck keeping a bike, lol.

  6. I live in this area and you don’t NEED a car. Trader Joe’s nearby and walking distance to plenty of transit options. Also great restaurants right outside the door. This site has been empty for so long its ridiculous.

  7. The reality is that not everyone is 33 years old and in top shape to ride bikes ride up hills.
