New permits have been filed for the affordable housing proposal at 1212 Del Paso Boulevard in Sacramento. The project, named 1212 Village, will create 75 new homes and retail space near another affordable proposal by BRIDGE and Old North Sacramento. Volunteers of America is the project developer and will become the property manager once complete.

Mogavero Architects is responsible for the collage-style design. The project will feature three distinct facade treatments to break apart the structure massing. Exterior materials will include brick veneer, concrete, horizontal lap siding, wood panels, and tile.

The 65-foot tall structure will yield around 112,200 square feet, with 77,560 square feet for housing and 13,090 square feet in the ground-level garage. Parking will be included for 54 cars and 50 bicycles. Along with the garage, the ground level will feature a mid-structure courtyard with seating and a connected amenity room.

VOA has shared that units will be priced as affordable to households earning less than 80% of the Area’s Median Income. Unit sizes will vary with nine studios, 25 one-bedrooms, 21 two-bedrooms, and 20 three-bedrooms. Amenities will include a community space, computer labs, and a playground.

The property is located along Del Paso Boulevard between Southgate Road and Edgewater Road. Less than half a mile away, BRIDGE Housing is working on a 124-unit affordable housing infill at 440 Arden Way, set to replace the former California Sacramento Armory.

  1. Very nice but feels very out of place for that neighborhood. Also, 54 cars for 75 homes in Sacramento is tough. The city isn’t known for being pedestrian/bike/transit friendly… There are also no plans to change that as far as I’m aware – which means we’re probably not going to see any noticeable changes to infrastructure for at least 1-2 decades.

    • I agree for the most part. It may seem out of place because there aren’t any other projects that size currently built. I see the direction of where they are zoning and planning for this neighborhood/block along Del Paso Blvd. It has potential to be a major corridor with mix use zoning. It is already easy access public transit (bus routes & light rail near by, and very close to Downtown/midtown). This corridor can become somewhat similar to MLK Way in Seattle. When I was young, my parents took our family to our grandparents who lived in the South Seattle area. This corridor was run down with abandon warehouses & stores. It was dead with little foot traffic & no mass transit. Since building the Sound Transit on MLK way, they rezoned the corridor with medium/high density mix use. Today, this corridor has improved sidewalk accessibility, foot traffic, better city scape/beautification, ground retail, activities, etc. i havent been back to Seattle since 202, but pre covid this area was thriving. I can envision areas in Sac like Del Paso, Broadway (both south of downtown & in Oak Park), & Rancho Cordova’s Folsom Blvd area becoming something similar like what they did in Seattle (and many other public transit friendly dense cities)
