New development plans have been released for a new residential project proposed for development at 1149 Esmeralda Avenue in Bernal Heights, San Francisco. The project proposal includes the construction of a new four-story residential building.
Jones Drafting Services is responsible for the designs.

The project site is a triangular-shaped lot on the eastern slope of Bernal Heights. The scope of work includes the construction of a new four-story residential building yielding a total built-up area of 2,000 square feet. The roof deck proposed will span an area of 475 square feet.

The project developer is proposing to file an SB-9 for this lot. The estimated construction timeline has not been announced yet.

I looked up 1149 Esmeralda on Google maps just to see adjacent houses? Would of been helpful to show interface with other buildings around it’s clear that the drafting service put work into this building but unfortunately it’s like a book without a cover and could of been presented better.
