New permits have been filed for a suburban development at 19780 Almaden Road in San Jose, Santa Clara County. The proposal will bring 49 new single-family homes to the edge of the sprawling city. Terracommercial Real Estate Corporation is the project sponsor.
The development will create 49 single-family homes on just over seven acres, averaging 6.9 units per acre. Ten homes will be deed-restricted as affordable low-income housing. The application uses SB 330 and the Builder’s Remedy to sidestep local zoning restrictions and streamline the approval process.
Anderson Architects is responsible for the design, with Wood Rodgers as the planner and engineer. Elevations for the proposal depict two-story homes with modern architectural vernacular like sloped butterfly roofing and floor-to-ceiling windows. The exteriors will be covered with a smooth stucco finish and wood cladding.
The project will cover 7.1 acres, leaving around 11.5 acres of undeveloped land between the housing and Alamitos Creek as a protective flood-zone area. The development will bring a new border of suburban sprawl on the southern edge of San Jose. Residents will not be close to much on foot, with the closest strip mall being just under 15 minutes away on foot. The site is close to the historic Almaden mining town in the hills.
The estimated cost and timeline have yet to be established.

Such graceful and original architecture, reminds me of Wright’s Fallingwater in the way it blends into the natural environment. Thank you Scott Weiner for beautifying this otherwise barren wasteland called Almaden Valley forever. Get those trees and wild animals out of there, they aren’t paying anything. “Terracommercial”—what a perfect neologism!
These are all single family homes, Scott Weiner pushes for density bonuses near major transit routes. This is more of of a builder’s plan for the elite. Either way sad to see it go but no one is interested in any farming around here anymore.
