A new residential project has been proposed for development at 325 Fairgrounds Drive in Sacramento. The project proposal includes the development of a residential community offering 68 single-family residences.
Western America Properties is listed as the project applicant.
The scope of work includes the subdivision of the project site that spans a total area of 8.68 acres. The project proposes lot subdivision to create 68 single-family residences. Plans also call for demolition of the existing parking lots, parking structures, remove the existing trees, grass areas, relocate underground utilities. The project will construct new public roadways and new utilities to serve each lot.
A project application has been submitted to the Sacramento Planning Commission, seeking review and approval. The estimated construction timeline has not been announced yet.

Lame. This is a prime location for dense infill.
Why not include multi story apartment and / or condominium housing? Sacramento’s has a severe shortage of apartments.
This is an important location and the impact of the low number of units will be felt for years.
We would like to maintain a park on the property. The proposed plan does not include a park or green space for a play ground and to walk, and walk our dogs. Tahoe park is inaccessibility to many elders.

I have to push back on the narrative that there is an apartment shortage in Sacramento and that this location would be perfect for dense infill. Both are simply not true. 1) There are literally hundreds of apartments available for rent within a few miles of Fairgrounds Dr. There are already two large high rise apartment buildings directly adjacent to the proposed development. Drive down Folsom Blvd or Stockton Blvd… there are mid rise apartment buildings under construction all over the place with many more planned. How many developments with detached single family homes are being in the same area other than this proposal? None. If there is a shortage of any kind, it is large detached houses. 2) Fairgrounds Dr. cannot support additional large apartment building(s). Fairgrounds Dr. is a narrow street that loops onto Broadway. Broadway itself, in this stretch, despite being considered a major street is only one lane in either direction. It is already very congested. 68 new houses is already pushing the limits of the roads. The proposed development is just a few units short of the number of townhouses that once sat on the property. 3) The following supports the arguments of both number 1 and number 2: there are almost 800 new apartments planned just around the corner on 59th St. on the former SMUD corporation yard site. So again, there is simply not a shortage of Apartments in Sacramento, and Fairgrounds Dr. cannot support additional apartments. The proposed development is a perfect use of the land.
