A new mixed-use project has been proposed for development at 2550 Shattuck Avenue in South Berkeley, Alameda County. The project proposal includes the demolition of an existing two-story building and construction of a new seven-story mixed-use building offering residential and commercial spaces.

4Terra Investments is listed as the project applicant. Kava Massih Architects is responsible for the designs.

The project site spans an area of 0.3 acres. The scope of work includes the construction of a new seven-story mixed-use building offering residential and commercial spaces. The project will bring 72 dwelling units and commercial space spanning an area of 3,247 square feet. The units will include a mix of 8 very low-income and 7 low-income options for local applicants, along with three live-work units.

The project will be executed utilizing a Tier 3 local density bonus. The project requires the demolition of an existing two-story 14,296 square-foot non-residential building on the site. Last year, renderings were revealed for a housing project proposed for the site.

The project site is located along the rising Shattuck Avenue commercial thoroughfare along Blake Street and by Milvia Street. Downtown Berkeley is just five minutes away by bicycle or AC Transit.

  1. Nice! I can’t wait for Shattuck to be a vibrant boulevard lined with 5-8 story buildings on either side. Would love for this to return to its former glory as a commercial corridor.
