The Pacific Companies Plan Development on Collier Canyon Road in North Livermore

The Pacific Companies, including real-estate investment firm TPG Angelo Gordon and developer Trumark Homes, have purchased five vacant parcels in North Livermore, releasing plans for the development of 253 new housing units on the vacant land.

The development includes a mix of 143 for-sale condominiums in a three-story townhouse format, designed by SDG Architects, and 110 rent-only apartments in a five-story single building designed by AO. Six of the townhouse units are slated for affordable to moderate income, while all 110 of the apartments are designated for low, lower, very low, or extremely low-income households.

So far, the real estate alliance has paid 29.1 million for the acquisition of the more than 13-acre area at the northwest corner of Collier Canyon Road and Constitution Drive near the interchange of Interstate 580 and State Route 84 in the Isabel Neighborhood.

The Isabel neighborhood plan, once fully realized, is expected to include as many as 4,100 residential units, of which roughly 1,000 would be affordable. Livermore City staff has expressed confidence that the 253-unit development would blend well within the larger area. Future nearby development could also include offices, shopping, and restaurants suitable to the needs of the mixed-income residents.

The developers have also indicated plans to include on-site amenities, including several open spaces, walking paths, picnic areas, and a play area, included within a 2.5-acre public park and 0.5 acre pocket park. Landscaping plans are designed by Thomas H. Phelps Landscape Architecture.
