Updated preliminary plans have been filed for a proposed four-story hotel at 465-477 Grove Street in Hayes Valley, San Francisco. The development invokes state laws to streamline the approval process for the construction of over a hundred guest rooms a block away from Patricia’s Green in Hayes Valley. Chirag Investment Group is listed as the property owner.

Plans for a new hotel to replace the existing motel at 465-477 Grove Street have been in the works since 2016. The latest resubmittal was made so that the application can benefit from a streamlined approval process through Senate Bill 330. While most of the project is for a hotel, two vacant residential units on-site will be rebuilt and rent-controlled by the developer.

The 42-foot tall complex will yield around 55,180 square feet, with 46,750 square feet for the hotel, 1,940 square feet of retail, 1,450 square feet for two apartments, and 1,275 square feet for five single-room occupancy-style dwellings. Parking will be included for 22 bicycles and no cars.

The dwellings will be added along Ivy Street, with access to each residence via private stoops. Facing Grove Street, the ground level will include one retail space and a large hotel lobby with lounge seating and a bar. Additional guest amenities will include a fitness center and an open-air rooftop deck.

Stanton Architecture is responsible for the design. The exterior will be wrapped with fiber cement panels and ceramic cladding. Honed granite stone will help establish the base while adding attractive natural materials at the ground level.

The 0.38-acre property extends from Grove Street to the alley-like Ivy Street between Gough and Octavia Street. Patricia’s Green in Hayes Valley Park and its surrounding retail-rich neighborhood is just a block away from the site.

The estimated cost and timeline for construction have yet to be established.
