Planning approval has been granted for a proposed six-story infill at 2142 22nd Street in Potrero Hill, San Francisco. The project is looking to replace a single-family home near the corner of 22nd and Kansas Street with four apartments with contemporary design by Studio Banaa Architecture.

The structure is expected to yield around 9,200 square feet, with 7,150 square feet for housing, and the remaining space for circulation and the ground-level garage. Parking will be included for five cars and five bicycles. The building will rise 60 feet from the lowest point to the highest rooftop, but with three setbacks conforming with the property’s gradient so that each portion rises just four floors above the ground.
The design for 2142 22nd Street has altered slightly since our first time sharing it last summer. The complex will be articulated and clad with light grey bricks and charcoal seam metal to visually break up the massing. The most notable difference is the larger windows looking towards Kansas Street, replacing what had previously been several small windows.

The small 0.06-acre property is located at the corner of 22nd Street and Kansas Street, near Rhode Island Street and Highway 101.
City records show the property last sold in October 2023 for $823,300. Construction is expected to cost around $2.5 million, with the timeline for work yet to be established.
