New building permits have been requested for a small multi-family apartment complex at 2507 Folsom Street in San Francisco’s Mission District. The proposal would replace a small commercial structure with six dwelling units. Sam’s Management Company is responsible for the application.

The proposal will split the existing 0.11-acre lot into two, with each lot to be developed by a four-story infill with three units. Of the six apartments, there will be two two-bedrooms and four three-bedrooms. Residents will benefit from a rooftop deck with outdoor seating and landscaped planters. Ground-floor garages will provide parking for six cars in total. Once complete, the building addresses will be reassigned as 2987 and 2985 21st Street.

Feldman Architecture is responsible for the design. Illustrations from the studio show an attractive streamlined exterior clad with vertical wood-like fiber-cement siding, stucco, and smooth metal panels for accents. Two classical bay windows will be added overlooking 21st Street, with a large boxy bay window at the corner of 21st and Folsom Street.

Initial plans for the site were filed nearly a decade ago in early 2026, but were eventually put on hold. New building and demolition permits were previously filed in 2018, but the planning department never issued approval. Demolition will be required for the existing single-story vacant commercial structure, an over-century-old wood structure with plain walls and a decorative cornice. City records show the property last sold in 1994 for $280,000.

The small property is located along 21st Street between Folsom Street and Treat Avenue. Future residents will be just five minutes away from Mission Street on foot, and 12 minutes away from the 24th Street Mission BART Station.

The estimated cost and timeline for construction have yet to be established.
