A new plan brought by LTM Group has proposed the division of a large parcel into five lots at 1622 Fernside Boulevard, Alameda. The proposal will leave the front half of the existing lot associated with the previously constructed duplex on site, and then subdivide the rear portion into four new single unit lots.
To accomplish the project, LMT has asked the city to review and comment on several portions of the project, including sufficient access though a shared road easement, the lack of new parking spaces, and the maximum height proposed of 30 feet.
The new lots created would be a 5867 square foot lot containing the existing duplex, a 1284 square foot lot with a three-story building, an 1811 square foot lot with a two-story building, a 1241 square foot lot with a two-story building, and a 1630 square foot lot with a two-story building.

The property is located at the far south eastern extent of the Alameda Island in a neighborhood largely comprised of single family homes. The new developments will be sequestered behind the existing building and face out onto the San Leandro Bay waterfront, providing a quiet and secluded atmosphere for future tenants despite the densification of the parcel.
