Plans have increased for the residential infill at 2130 J Street in Boulevard Park, Sacramento. The proposal is now looking to add over a hundred units to a central lot currently occupied by a surface parking lot. Stonebridge Properties is the property owner and sponsor.
Though the residential capacity has increased, the structure is still expected to reach just 85 feet above street level, with minor adjustments to the overall floor area. The complex will yield around 85,120 square feet, including 77,800 square feet for housing and 6,730 square feet for the 33-car garage. Additional space will be provided for 64 bicycles. Unit types will vary with 43 studios, 58 one-bedrooms, and six two-bedrooms.

LPAS is still the project architect. The exterior design has adjusted slightly, although the different rendering styles exaggerate these differences. The five-over-two urban infill has an articulated contemporary mid-rise on top of the brick base. Facade materials will include cement plaster, thin brick, brushed bronze metal accents, and a mural integrated along the north and east elevations. Neoteric Design Group is the landscape architect.
The 0.29-acre property is a surface parking lot next to the First United Methodist Church along 21st Street. There are several retail shops and restaurants within the immediate area, and a bus that commutes directly into Downtown Sacramento.

City records show that the project was approved in August 2023, and the entitlement secured. The amendment was requested early last month, and is still under review. The estimated cost and timeline for construction have yet to be established.
