Permits Filed for New Neighborhood Development in Gilroy

A large area located at roughly 8930 Watsonville Road in Gilroy is undergoing review for redevelopment as a new residential neighborhood. San Jose-based developer Green Valley Corporation has proposed the subdivision of the land into 278 single-family residences, supported by various new amenities and support features. According to the planning application, 13% of the new units are to be designated at below market rate.

Exact details of the residences have not been made available, and no architect is yet listed for the design, but the developers have released a preliminary list of the features to be included. Highlights of these include a man-made pond and water feature, other neighborhood parks, and walking trails. The development is also to include its own wastewater treatment infrastructure.

The area is not accessible by any public transportation, and outside of park-based amenities, there is little to no walkability. However, the community is to be designed with ample vehicle access, including new neighborhood roads and driveways for the residences.

    This kind of greenfield sprawl is the absolute worst. This should remain farmland. Plus, dumping all of the residents’ SUVs on these rural roads during rush hour will only make the Gilroy traffic clusterf@*k even worse.

  2. These houses are going to be uninsurable from the start. Insane plan.
